Gentle hills near to the coast

An enchanting cypress-lined track leads to Campi Marini, an old farmhouse (1866) standing on top of a gentle green hill surrounded by fields of wheat and sunflowers belonging to a large family estate - a classic portrait of Tuscany.

Its large outdoor spaces, a lush garden with pool, the proximity to Pisa, Florence and the coast and the entertainment for the youngsters (a skate park 2 km away, the donkey paddock, etc.), together with its comfortable interiors make this farmhouse a wonderful location for big family reunions, offering the chance of cultural day trips for the adults and fun for the kids.

Campi Marini consists of a main villa and a guesthouse. The large main villa sleeps up to 12+1 people in 6 bedrooms and 5 bathrooms. The lovely annexe for 3+1 people has 2 bedrooms and 2 bathrooms. The two units can be rented by different groups. Rented together up to 16 people can be accommodated comfortably.

The large garden is full of flowers and old lemon trees and the pool has a patio with long chairs. During spring-time the main house is covered by white roses, begonia and jasmine. In front of the house there is a marble table for 16 people, perfect for al fresco dining. In the garden there is also a pizza oven and a BBQ. The special guests of the house are two lovely young donkeys, Lucio e Rosa; they live in their fenced paddock.

MAIN VILLA - 450 sqm
The living room of the spacious main villa has been restored in 2006 and furnished by the owner, a young Italian architect who mixes the country style with a taste for minimal design resulting in a very special synthesis.

For this reason we advise you to take a careful look at the photos as the minimal interior design solutions suit particular tastes: please take a look at the pictures of the dining room and bathrooms (with cotto floors) of the main villa. Please note that those pictures show the final status.

The quality of the furnishing of the main villa is of a simpler standard than the interior of the annexe. The last 6 pictures at the bottom show the annexe.

ANNEXE - 150 sqm
In the past this lovely little house used to be the granary of the main farm. The owner restored it in 2005, paying attention to many details and keeping at the same time the authentic and simple atmosphere of the house.

The annexe has a terrace in front of the entrance and is surrounded by its own garden with table and chairs, perfect for watching the sunset with a glass of wine. All the windows are painted in cobalt blue, walls are in pale yellow, and hand made cotto toscano tiles cover the floor. The last 6 pictures at the bottom show the annexe.

On special request it is possible to have breakfast on site at an extra charge. In the fashion typical for Italy, this consists of a small, sweet breakfast with caffé (coffee) or caffé latte (milk coffee), bread, butter and various kinds of jam. It is also possible to request lunch and dinners on site at a price of 20 euros per person (beverages excluded), depending on the meal served.
Both services (breakfast and dinners) are available from Monday to Friday only and are payable on site. They are available on special request when booking and must be ordered when booking.

Upon advance request, cooking classes are available - this service is payable on site as well and has to be arranged directly with the property manager.

Please note: The two lovely donkeys actually live next to the house in the fenced paddock. Therefore the house is not suitable for people allergic to this kind of animals. Some cats come from a neighbouring property. Therefore the house is not suitable for people allergic to cats. All the bedrooms of the main villa are on the first floor, therefore this house is not suitable for people with walking difficulties. Only the dependence has one single bedroom located on the ground level.

The Area and Distances

It is easy to reach Livorno, the most important city on the coast of Tuscany, in fact it is only 22 km away. From Livorno it is possible to drive down the cost for 10-15 km and spend the day in Quercianella or Castiglioncello - two lovely resorts with beautiful seafronts, shops and restaurant with delicious fish dishes.

Other interesting towns in this area are Volterra (55 km), Montescudaio and Guardistallo (30 km).

It is also possible to reach Siena (140 km) in a day trip by driving on the famous road Volterrana SS68, a panoramic road directly traversing the Tuscan countryside.

The nearest village is Lorenzana (1.6 km), where bars, a food store, post office, pharmacy and restaurants can be found.

13 km away in Collesalvetti, there is a supermarket and a bank.

There is a bus stop 800 metres from the house with connections to Pisa and Livorno, however it is necessary to have a car in this region.

Nearby activities: tennis court 2 km, horse riding 2 km, skate park 2 km.

Thermal spa and wellbeing: approx. 15 km from the house is Casciana Terme with its beautiful spas - a wonderful place for health treatments, swimming and relaxing during the cold months!
